;With increasing public awareness of housing quality and home-buying risks, pre-handover inspections for newly constructed residential buildings have become increasingly important. In recent years, third-party house inspection services have gradually gained popularity in Taiwan. However, most inspection practices still rely heavily on personal experience and lack a systematic and quantitative prioritization mechanism, resulting in insufficient standardization of inspection procedures and resource allocation. Therefore, this study applies the Analytic Hierarchy Process (AHP) to establish an importance evaluation model for inspection items in newly constructed housing, aiming to identify the relative importance and priority rankings of various inspection dimensions and criteria. Based on literature review and practical house inspection experience, this study constructs a hierarchical framework consisting of five major dimensions: structural and civil works system, equipment and components system, plumbing and waterproofing system, electrical and communication system, and environmental inspection system, including a total of 20 inspection criteria. A total of 29 valid expert questionnaires were collected from professionals with experience in house inspection, residential construction, construction management, and architectural supervision. The collected data were analyzed using the Expert Choice software for AHP weight calculation and consistency verification. The results indicate that the plumbing and waterproofing system has the highest importance weight (0.3298), followed by the structural and civil works system (0.2743), electrical and communication system (0.1816), equipment and components system (0.1512), and environmental inspection system (0.0632). This finding suggests that water leakage, waterproofing quality, and drainage system performance are considered the most critical issues in newly constructed housing inspections. Further analysis of the overall weights reveals that the top-ranked inspection items mainly involve water leakage inspection, drainage system performance, structural construction quality, and electrical safety inspection. These results indicate that major housing quality risks are primarily associated with water tightness, construction quality, and electrical safety. By applying the AHP method, this study transforms complex house inspection considerations into quantifiable evaluation results. The findings not only establish a systematic evaluation framework for newly constructed housing inspections but also provide practical references for inspection process optimization, resource allocation, personnel training, and residential quality management.
