    Abstract: 公有建築物類型多元,隨著臺灣政治生態的發展與對地球環境永續的
    觀念愈加重視,傳統公有建築物的單調形象,逐步為具有區域性、在地特
    色等智慧綠建築所取代,因此智慧綠建築在工程生命週期的可行性評估、
    規劃設計、工程招標施工等重要階段後,最後的營運接管階段,更是日後
    智慧綠建築物為民服務的最終成果表現。
    藉由善用智慧建築物科技化設備,以中央監控系統監管用電情形,使
    有效發揮節能減碳成效,同時以機關行政管理結合既有運作物業服務,除
    有效提昇為民服務品質外,可在不同層面皆反應出機關既有可控成本支出
    的節約,對於公有建築物管理及維護,採行分層分工與分項分級,準確檢
    討實務,以掌握預算執行需求,完整建立機關應有管理維護效能。
    本研究首先透過資料文獻的整理、組織及建築物的現況營運,參考相
    關法令制度,探討個案在組織重大改變後的節能減碳管理維護,其立意為
    提供未來相關私有建築物納入公有建築物營運階段管理維護決策、執行評
    估參考。;There are various types of public buildings. With the development of
    Taiwan′s political ecology and the concept of sustainable global environment, the
    monotonous image of traditional public buildings has gradually been replaced by
    smart green buildings with regional and local characteristics, so the final
    operational takeover stage of smart green buildings after the feasibility assessment,
    planning and design, and project bidding and construction of the project life cycle
    is the final performance of the future wisdom green buildings serving the people.
    By making good use of the technological equipment of smart buildings, the
    central monitoring system is used to supervise the electricity consumption, so that
    the effect of energy saving and carbon reduction can be effectively exerted.
    Different levels reflect the existing controllable cost savings of the agency. For
    the management and maintenance of public buildings, hierarchical division of
    labor and sub-item classification are adopted, and the practice is accurately
    reviewed to grasp the needs of budget execution. Complete establishment of the
    agency should have management and maintenance efficacy.
    This study first discusses the maintenance management of individual cases
    after major organizational changes through the collation of data and literature,
    organization and current operation of buildings, with reference to relevant laws
    and regulations, and aims to provide reference for the future inclusion of relevant
    private buildings in the maintenance management decisions and implementation
    assessments of public buildings in the operation stage of public buildings.
