    摘要: 不動產買賣房屋交易糾紛日漸趨增。其中一個主因為驗屋點交時,房屋檢驗無法獲
    得有效成果及驗屋效率低。有鑒於此本研究目的為智慧驗屋點交人員研擬供此類人員的
    知能培育與完整課程架構,讓其協助進行驗屋點交查檢作業時,能獲取更為合理且準確
    的驗屋成果。本研究經縝密的文獻回顧明確了驗屋點交人員進行驗屋檢查時需要的專業
    知識,並透過專家訪談取得三個不同等級48 小時的培訓課程,課程內容包括建築工程
    概論、建築圖判讀、室內裝修材料與環境檢查、結構檢查、防水漏水檢查、相關管線檢
    查及儀器使用等。另以實證案例,過去2 年,國立中央大學工學院智慧營建研究中心開
    設的房屋科技驗屋點交專業人員訓練班的培訓課程,及每年有60 名學生的積極反饋達
    到 90-96.67%。這個結果證明,智慧驗屋人員的培訓課程可以滿足實際需要,並有助於
    減輕對已具完善訓練驗屋人員的潛在爭議。;There is an incremental trend in the housing transaction disputes. One of major causes is
    due to ineffective and inefficient house transfer inspection. The study objective is to develop
    professional knowledge for smart housing transfer inspection training personnel to conduct
    inspections more sensible and accurate. The literature review clarifies the knowledge required
    for personnel carrying out housing transfer inspection, followed by the expert interview that
    outlines the training curriculum in 3 different levels for 48 hours including the courses of
    introduction to construction engineering, architectural drawing, interior design, structural
    inspection, water linking and proof for housing, pipeline checking, and instrument usage. An
    empirical case focusing on how the proposed curriculum performs took place in the Research
    Center of Smart Construction, National Central University, for the past 2 years. Positive
    feedback reached 90-96.67% among 60 students annually. The proposed training curriculum
    is proved to satisfy the practical needs and to contribute a way to mitigate potential disputes
    by well-trained personnel.
