    Abstract: 本研究採用資料包絡分析法(DEA),特別是BCC模型,對桃園市電梯大樓的性價比進行了深入分析。研究利用公開資訊網「內政部不動產交易實價登錄網」的數據,評估桃園市不同區域房地產的市場表現,並從中識別高性價比的標杆物件。透過對房地產市場的綜合分析,本研究顯示DEA是一個強大的工具,能夠有效的評估多輸入輸出的情境中各物件的效率,並為市場參與者提供決策支持。此外,利用benchmarking方法,本研究進一步比較了市場上其他待售物件與效率標杆的相對效率,以確定哪些物件達到或超越了標杆水準。研究結果對於提升房地產市場的透明度與效率具有重要意義,並為未來房地產評估提供了新的方法論之框架.;This study employs Data Envelopment Analysis (DEA), specifically the BCC model, to conduct an in-depth analysis of the effectiveness of elevator-equipped buildings in Taoyuan City. Utilizing data from the "Ministry of the Interior′s Real Estate Transaction Registration Network," the study evaluates the market performance of real estate in different areas of Taoyuan City and identifies benchmark properties with high cost-effectiveness. Through a comprehensive analysis of the real estate market, this research demonstrates that DEA is a powerful tool capable of effectively assessing the efficiency of properties in scenarios with multiple inputs and outputs, providing decision support for market participants. Additionally, using benchmarking methods, the study further compares the relative efficiency of other properties for sale in the market to efficiency benchmarks to determine which properties meet or exceed these levels. The findings are significant for enhancing transparency and efficiency in the real estate market and provide a new methodological framework for future real estate evaluations.
